General
Our properties are privately owned and we are required by law to abide by certain standards. Many of our community guidelines are based on what is required of us by law. The remainder is published to additionally protect life, property and privacy. Consideration and courtesy to others as well as your cooperation in maintaining an attractive home will help sustain the high standards of our property. For your health, convenience, security and the pleasant atmosphere associated with gracious mobile home living, the following community guidelines must be adhered to. Management does, however, reserve the right to terminate the tenancy of any resident for disregard of community guidelines. The following community guidelines are intended for the comfort, welfare and safety of you and your guests and to maintain the appearance and reputation of our property. These community guidelines may be amended from time to time. Your cooperation is greatly appreciated. Please understand, if an application for residency is found to be falsified or misleading, it is grounds for termination of the lease, even if the application is otherwise approved.

Acceptance
We require an application for rental of space, credit worthiness and personal interviews for acceptance.

Mobile Homes
Design and appearance of a mobile home must be acceptable to management at all times. All homes must be tied down and underpinned or skirted. All lots must be cleaned, with no tie downs remaining on lot when vacated; otherwise deposit will not be refunded. Homes must have steps with hand rails. Window unit air conditioners may not be held up by sticks or poles.

Inspections
To comply with new insurance regulations, the manager will inspect the inside of property owned homes and the homes sold by the property each month. The manager will set up a time and date with you to inspect your home. The manager will knock before entering and will then enter simply to undertake a review of the condition of the home and to determine if any maintenance is required.

Lot Maintenance
Each resident is responsible for the appearance of his/her mobile home lot. It must be neat and free of litter at all times. A 3-5 day notice will be given for trash that needs to be removed. If it is not removed, then a new notice with a new compliance date will be given. Eviction proceedings will follow if failure to comply continues after 2 notices. The use of any furniture on the patio is prohibited unless it is outdoor patio furniture approved by the property manager. No over stuffed furniture, ironing board, mops, freezers, refrigerators, or washing machines are allowed outside the home. Management may after proper notice, remove such furniture or material and bill resident for this service, which will be paid within three (3) days after billing. No fuel, oil, or other materials of any explosive or hazardous nature will be stored on any home site. This will create a fire hazard and constitute a violation of local fire codes. Only a minimal amount of gasoline can be stored at the site for the use in lawn mowers or other yard maintenance equipment; but in no event shall any be stored beyond that which is allowed by local codes. All other materials, including, but not limited to, household cleaners, paints, varnishes, fluids for motorized equipment, etc. shall be stored inside the home and only in quantities reasonable for household or personal use as directed on thelabel of such product. Excessive oil dripping which causes damage to the driveways, sidewalks, pavement, or roads, must be cleaned by resident. Any damage must be repaired at resident’s expense. No signs are to be posted, except with management’s written approval. Reasonable holiday decorations are permitted to be placed on the exterior of the home,provided the installation of which will not cause damage or impair the aesthetic appeal of your home. These decorations should be placed on the home no more than 21 days prior to the date of the holiday being celebrated and must be taken down within 7 days after the date of that holiday.

Hazardous equipment including, but not limited to trampolines, above ground swimming pools, basketball goals, swing sets, hunting equipment, tires, scrap metal, scrap wood, etc. will not be allowed on resident’s site. Blankets, sheets, aluminum foil, etc. may not be used as window coverings. All trash and garbage will be placed in proper approved containers. Trash must be bagged. Household garbage cans are not allowed outside the mobile home at any time. Empty containers must be placed out of sight by the end of the designated pick-up day. Streets should be free of all litter. Anyone seen throwing trash down in yards or on the street will be evicted without question. Any large items such as mattresses, furniture, televisions, appliances, etc. must be disposed of properly at the residents own expense. Do not place such items at the curb. Do not place such items at the gate of the dumpsters at any time, if applicable. All garden sites must be approved by management. Storage units are acceptable, but must first be approved by management. The street lights are not to be tampered with at any time. Cars and boats, etc. At no time shall parking be allowed on the grass. There will be no exceptions. Major auto repairs are not allowed in the property. Cars not registered or not in working condition will be removed from the property at the owner’s expense. Large items such as boats, campers, and any vehicle over ¾ ton cannot be stored on owner’s lot without approval of management.

Speed Limit
For the safety and well being of all residents, the speed limit shall be ten (10) miles per hour unless otherwise posted in the community. Revving of engines or the squealing or tires is prohibited. Please watch your children! For additional safety, mini bikes, dirt bikes, all terrain vehicles, and similar machinery are not to be used in the community. Such equipment may be stored in the community, provided such storage meets all requirements set forth within the lease and these community guidelines. Resident must not leave any vehicle unattended while on a jack or jack stand or create a situation where damage may occur to pavement. Auto repairs must be completed within 24 hours without disturbing other residents.

Towing
Any vehicles in violation of the Guidelines including but not limited to,
vehicles improperly parked, inoperable or unsightly vehicles, oversized vehicles, etc. shall be towed at the expense of the owner. Management shall not be responsible for any damages to a towed vehicle nor any inconvenience to owner as a result of the towing.

Payments
Payments must be made at the Property Office. You must pay via cashier’s check, personal check or money order. Payments must be made in full – no partial payments are accepted. Payments are due on the 1st of every month. Lot rent and park owned rent payments for homes purchased, are due upon the 1st of each month and late on the 2nd. Any applicable water/sewer and trash charges are due upon receipt of billing. Payments will be accepted without late fee until the 5th of the month. Notices will be sent on all delinquent accounts. If payment is not received by the 12th of each month the eviction process will begin. Once an eviction is sent, all monies are due in full. If payment is not received, legal action will be taken against the tenant. Tenants will be responsible for all monies due, i.e. home/lot rent, water/sewer, trash, late fees, and any legal fees and court costs incurred by VFP.

All tenants must give a 30 day written notice of intention to vacate premises. A Non Sufficient Funds (NSF) check fee is $25.00. If management receives two NSF checks from a resident, then management will accept only money orders and certified checks from resident for a period of 12 months, no exceptions.

Water/Sewer and Trash
Water/sewer and trash are billed by Conservice for most communities on a separate invoice. Bills are due by the 1st of each month.

Pets
Inside pets only are allowed. No pets over 30 pounds are allowed. No aggressive breeds allowed. No pets are to be chained/tied/on runner or left unattended outside at any time. This will be enforced by local animal control and management. NO dog houses, fences or pens are allowed. If management observes any abuse or neglect of any pets by resident, management will notify proper authorities to the fullest extent. If management observes any pet Guidelines being broken, resident will be told to remove pet from the community.

Each pet must be licensed and inoculated in accordance with local laws. Resident should be prepared to show such records if requested by management. A pet running loose will be impounded at the resident’s expense. Resident may be notified to vacate his or her site or give up said pet. Any excrement left by a pet outside must be picked up immediately and disposed of by resident.

Pet related damage to the landscaping, site, or other community property will be repaired at the expense of resident and may be cause for termination of resident’s lease at management’s discretion. Pets will not be allowed to cause any disturbance that might be annoying to neighbors. If a pet causes any disturbance or annoyance such as barking growling, howling, biting, or any other unusual noises, damage or harm to a neighbor, permission to keep the pet will be revoked. Resident’s guests may not bring pets into community at any time. If any violation of the pet Guidelines is observed or a valid complaint is made by another resident, the pet owner will receive an official warning in writing to correct the problem, dispose of the pet, or vacate the property. If a second violation is noted or a second valid complaint is received, the pet owner will receive a notice to vacate the property.

Conduct In Community
No peddling, soliciting or commercial enterprises are allowed in the community. Garage, yard, patio, and shed sales are strictly prohibited.

Loud music or loud parties will not be tolerated. Management reserves the right to remove any objectionable person(s) or terminate their tenancy that cause a disturbance or becomes a nuisance. Management or Security shall be the sole judge of what constitutes a disturbance or inappropriate behavior.

Laundry
No clotheslines or hanging of washings or clothing of any kind will be permitted on individual sites.

No Subletting
No mobile home shall be sublet without the consent and approval of management. Management reserves the right to refuse admittance and accommodations to anyone without stating the cause and also to decline acceptance of further rent from any person without stating cause.

Pool
The use of a swimming pool (if applicable) is a privilege extended to help make your residence more enjoyable. The occasional unavailability due to repairs does not constitute a discount or refund of any kind. No one under the age of 18 is allowed in the pool without the supervision of parent or guardian. The pool is for residents only. Only one guest per home will be allowed in the pool. VFP is not responsible for any injuries. Swim at your own risk. All posted Guidelines are to be followed. If Guidelines are broken by resident, management shall have the right to revoke pool privileges for the season. Do not touch any equipment in and around the pool. No eating is allowed in the pool area. No glass containers of any kind are allowed in the pool area. No running or horseplay on the pool deck or in pool. Respect others at all times while in the pool. Proper swimwear is required in the pool. No alcoholic beverages allowed. Obscene language or gestures will not be tolerated. Management will not be responsible for any belongings left at the pool. Please keep pool area clean at all times.

Non Play Areas
Children are not to play around office area. There will be no walking, playing or bike riding across other resident’s lots. Streets of the community shall not be used for runway or raceway for motorized vehicles of any kind.

Failure To Follow Guidelines
In the event a resident fails to follow any Guidelines, management can pursue any or all of the following options: you will receive one warning in writing; you can be charged for a violation; take action to have the resident evicted from property.

Property’s Limited Liability
Neither the management nor owners may be held responsible, either financially or legally, for any type damage, injury, death, loss by accident, theft, fire or acts of nature or God to either the property of any resident or guest unless owner or management is grossly negligent. Residents and their guests visit and occupy the property at their own risk. We strive to make this the best manufactured home community in the area.
